  Villa Rental and Booking - Terms and Conditions

 

  1. The booking form must be completed by the head of the party who must be 21 years of age or older.

  2. Deposits must be sent at time of provisional booking. The deposit will be 25% of the total cost of rental.

  3. The balance of payment must be received at least 8 weeks prior to the date of departure. In the case of bookings made less than 8 weeks before the date of departure, full payment must accompany the booking form. If payment is not received by the due date, the right to cancel the booking is reserved, and charges will apply as set out in paragraph 5 below.

  4. The villa is licensed to accommodate a maximum of ten (10) persons. Any numbers above this figure would place ourselves in a compromising position regarding strict Florida state licensing laws and would be in contravention of our terms and conditions. Should a party arrive at the villa with more than the stated numbers on the booking form ( up to 10 persons ) then our management company will require the numbers to be reduced to the maximum number allowed.

  5. CANCELLATION BY YOU.  If you wish to cancel your booking, written notification must be given by the person who signed the booking form. The date of cancellation will be the date the written notification is received. In the event of cancellation by you, the following cancellation charges will apply:- 56+ days prior to departure – loss of deposit.  29-55 days prior to departure – 50% of total cost.  Within 28 days of date of departure – 100% of total cost.

  6. If circumstances arise beyond our control, the right is reserved to cancel your booking.  In this event, we will endeavour to find alternative comparable accommodation or refund all monies paid.

  7. REFUNDABLE SECURITY DEPOSIT. At the time of full and final payment, a £150 refundable security deposit is also required.  This deposit will be refunded net of any excess cleaning costs, replacement of lost keys or repairs to any damage to the property or its contents. Replacement of a lost security safe key will attract a minimum £50 charge to your security deposit. This deposit less any charges will be refunded within 30 days from the date of your departure from the property.  Please note damages are not limited to the security deposit amount.

  8. No compensation will be made due to changes or cancellations due to war, terrorism, threat of riots, natural disasters, fire or adverse weather conditions.

  9. No compensation will be made due to outside ambient temperatures falling below the normal operating threshold of any installed pool heating equipment and thus rendering it inoperable.

  10. The owners reserve the right to change rental rates, security deposit rates and the terms and conditions of rental without notice.

  11. No compensation will be made due to any equipment or amenities being unavailable due to breakages, loss or delays in scheduled repairs.

  12. Reasonable access must be afforded to the Management Company and Servicemen in the event of necessary repairs to the villa and its contents.

  13. The owners or management company will not be liable for any losses or damages sustained to persons or their property during the period of occupancy. It is strongly advised that adequate insurance is purchased to cover all persons and personal property throughout the duration of occupancy.

  14. The owners or management company will not be liable for any service call out, maintenance or labour charges for any equipment or services due to a failure by persons occupying the property to comply with any instructions and advice contained in the Villa Guidebook, any advice notices displayed inside or outside of the property nor any written or oral advice given by the owners, Management Company and other professional persons.

  15. Any requests for assistance received by the Management Company outside of normal business hours, unless an emergency, will attract a ‘call out’ charge and subsequent hourly labour charges. All such charges are payable locally. In the case of an emergency, charges will be levied if the need for immediate assistance is due to circumstances outlined in paragraph 14.

  16. The minimum rental period is one week and where occupancy is less than one week the weekly rate charge will apply. Where occupancy is less than one week an additional £45 cleaning fee will apply. Occupancy greater than one week but less than a further full week will be charged pro rata to the weekly charge rate.

  17. The property will be available for occupancy from 1600 hours on the date of arrival and must be vacated by 1030 hours on the date of departure. Failure to vacate by 1030 hours on the date of departure will attract a surcharge equivalent to 1 day’s rental irrespective of the subsequent time of departure.
